Outdoor paving in Marratxí and Llucmajor
East of Palma, Marratxí and Llucmajor are the land of the detached house with a plot: estates built from the 1970s to the present, with a parking area, a pool and a garden, spread between the dry farmland inland and a low, windy coast from Cala Blava to Sa Torre. It is where we lay the most new stamped concrete.
Marratxí and Llucmajor: what's different here
Front parking areas
The typical house in Sa Cabaneta, Pòrtol, Badia Gran or Sa Torre has a front yard where two cars park. A 10 cm stamped concrete slab with steel mesh replaces gravel that shifts and tiles that break under the wheels.
Dry land and dust
Inland Marratxí and Llucmajor are dry, with limestone dust that the wind lays on every surface. A sealed surface cleans with a hose; a porous one absorbs the dust and blackens where the garden is watered.
Low coast and wind
From S'Arenal to Sa Torre the coast is flat and open to the south and east: salt and direct sun all year on terraces and pool surrounds, and autumn rain that arrives all at once. The sealer works harder here than inland.
Marratxí and Llucmajor grew as places where people from Palma came to live, and the result is a huge stock of detached houses with a plot, a front yard, a terrace and, in many cases, a pool. Their paving is between five and fifty years old, and much of our work is replacing what no longer holds up and protecting what still does.
Front parking areas and driveways
The front yard of a house in Sa Cabaneta, Pòrtol, Es Pont d'Inca, Badia Blava or Son Verí is a parking space for two cars, with the garage door at the back and the pavement in front. Gravel shifts and gets carried into the house, tiles break under the wheels and unfinished concrete stains with oil and turns grey. Stamped concrete, 10 cm thick, with steel mesh, joints cut on time and a sealing resin, is the paving that fits best: it takes the vehicles, cleans with a hose and has no joints for weeds to grow through. On driveways and paths we explain thicknesses and access for the lorry.
House terraces and pools
The back terrace and the pool surround are the second most common job. On the coastal estates, from Cala Blava to Sa Torre, the sun hits head on and the breeze brings salt; inland, the problem is dust, and garden watering that keeps the paving damp next to the lawn. In both cases stamped concrete or outdoor microcement needs a resin with anti-slip aggregate around the water and a check of the sealer every 2 to 4 years. Stamped terraces from fifteen or twenty years ago that have lost their colour are recovered with restoration and resealing, without breaking them out.
Terraces over garages and ground floors
Many houses in the area have their main terrace over the garage or over a room, and the 1980s tiles no longer keep the water out. Terrace waterproofing with a liquid membrane over the existing tiles stops the leak without building work, and microcement can go on top, or the membrane's own finish can be left as it is.
Estate roads and car parks
The estates of Badia Blava, Badia Gran, Sa Torre, Cala Blava or Son Verí Nou have asphalt streets and car parks that in many cases are maintained by the residential community or residents' association itself. Asphalt sealing and crack treatment before the autumn rains make the difference between a surface that lasts and one that crumbles at the edges. We arrange it with the committee or the property administrator, with a quote section by section.
Access and organisation
The streets on these estates are wide and the concrete mixer lorry reaches almost every plot without trouble. Where it cannot, we pump. Stamped concrete takes between two and four consecutive days, plus the week of curing before you can park on it, and we tell you in advance so that you can arrange where to leave the cars.
Microcement in Marratxí and Llucmajor
The houses of Pòrtol, Sa Cabaneta, Badia Blava or Son Verí have terrazzo or tiled floors from the 1980s and 1990s, bathrooms with tiles of the same period and kitchens that are due for a change. Microcement floors go over that terrazzo or those tiles if they are sound, with the joints levelled and mesh in the first coat, and the same surface can carry on up the bathroom walls, over the worktop and onto the stairs, as we explain in microcement walls, kitchens and stairs. An open plan living room and kitchen is done in zones, with the house lived in, and can be walked on in clean shoes 24 to 48 hours after sealing.
FAQ
Marratxí and Llucmajor: questions
Something else? Ask us when you request a quote.
What thickness of stamped concrete is needed to park two cars in the yard?
For light vehicles, 10 cm of concrete with steel mesh on a compacted sub-base, expansion joints cut within the first 24 hours and a sealing resin after curing. It can be walked on after 24 hours and parked on from 7 days.
Can stamped concrete go over the gravel or tiles already in the yard?
Not over gravel: it is removed and a new sub-base is compacted. Over a firm slab or tiles with enough height to spare above them, sometimes yes, with a layer of concrete at least 8 to 10 cm thick; we assess it on the visit by measuring the level of the garage door and of the pavement.
Do you seal the asphalt streets of a private estate?
Yes. We treat the cracks, clean and apply the sealing emulsion section by section, with a quote for the committee or the property administrator. Resurfacing an entire road is a civil works job with heavy machinery, and we tell you so plainly when the surface can no longer be sealed.
Can microcement go over the terrazzo floor of a house?
Yes, if the terrazzo is sound, with no hollow pieces. It is cleaned and sanded to open the pores, the joints are levelled, an adhesion primer goes on and then the microcement system with mesh. It adds 2 to 3 mm and the floor does not need lifting.
