Outdoor paving in Manacor and the Llevant
The east coast, from Cala d'Or to Cala Ratjada, is the land of holiday villas with pools and of estates that fill up in summer and empty in winter. Inland, Manacor, Felanitx and Artà have large fincas and villages of Santanyí stone that call for a different kind of protection.
Manacor and the Llevant: what's different here
Holiday lets
In Cala d'Or, Portocolom, Cala Millor or Cala Ratjada many houses are let by the week from May to October. The pool surround and the terrace have to be ready before the season, and resealing is scheduled between November and March.
Santanyí stone
Santanyí sandstone and marés are found on facades, walls, steps and terraces across the area. Both are porous, soak up water and blacken in the shade; a water repellent that leaves no sheen protects them without changing their colour.
Fincas and distance
Between Manacor, Felanitx, Artà and Capdepera there are fincas of tens of hectares with long tracks. We group visits in the Llevant on the same day and pour concrete in sections so that access to the house is never cut off.
The Llevant is an hour from Palma along the Manacor road, and it is the area where the calendar matters most. The villas and apartments on the coast are let from May to October, and the owner wants the job finished before the first booking. That is why we schedule concrete and waterproofing work months ahead and leave resealing for the winter.
Pool surrounds and villa terraces
From Cala d'Or to Cala Ratjada, by way of Portocolom, Cales de Mallorca, Porto Cristo and Cala Millor, the pool surround of a holiday let gets more use in one season than that of a family home does in five years. Stamped concrete with a stone mould and a resin with anti-slip aggregate takes that traffic and cleans with a hose. Stamped surrounds from ten or fifteen years ago that have lost their colour and become slippery are recovered with restoration and resealing, a job of a few days that fits into any week in winter. For a smooth surface, outdoor microcement with an aliphatic sealer is the alternative, with a check every two seasons.
East coast estates
The urbanizaciones (residential estates) of Cala Murada, Cala Mendia, Sa Coma, Costa de los Pinos or Font de sa Cala have residential communities with a shared pool, private asphalt roads and car parks. Asphalt sealing section by section and pavement sealing of the common areas are commissioned through the property administrator and carried out out of season. Apartment terraces above other homes are treated with liquid terrace waterproofing over the existing tiles.
Santanyí stone and marés
Santanyí, Felanitx, Artà and Capdepera are built of local stone: pale Santanyí sandstone and the more golden marés, on facades, steps, terrace walls and courtyard floors. It is a soft, porous stone that absorbs rain and irrigation water, blackens with algae in shaded areas and flakes with salt near the sea. Natural stone sealing with a siloxane water repellent that leaves no sheen, after a gentle clean, slows absorption without changing the colour or leaving a film. It is renewed every 2 to 4 years depending on exposure.
Inland fincas
The fincas of Manacor, Felanitx, Son Servera or Artà have long tracks, threshing floors and, on those run as agroturismos (rural guest houses), parking for the guests' cars. A stamped or float finished concrete track laid in sections, with joints and ditches, replaces gravel that has to be topped up every year.
Houses closed in winter
Many homes on the east coast are closed from November to April and looked after by a local company or a trusted neighbour. We work with that person for the keys, water and electricity, keep the owner informed with photos and leave the job finished and cured before the first arrival.
Microcement in Manacor and the Llevant
In the holiday villas of Cala d'Or, Portocolom or Cala Ratjada, the months when the house is closed are the time for indoor microcement: bathrooms, kitchens and floors are renewed over the existing tiles without hurry and are cured long before the first booking. Outside, by the pool and on the stone porches of Santanyí, it uses the outdoor microcement system, with an aliphatic sealer and anti-slip aggregate. The colour is chosen from a sample, and sand and taupe shades go well with the local stone, as we explain in microcement colours and finishes.
FAQ
Manacor and the Llevant: questions
Something else? Ask us when you request a quote.
Can you finish the work before the rental season?
Yes, if it is planned in good time. Stamped concrete needs two to four days of work and a week of curing before it is used; a reseal, two or three days plus the drying time. We ask for the dates when the house is free as we prepare the quote and reserve the slot.
How is Santanyí stone on a terrace or facade protected?
With a gentle clean, without high pressure that would wear away the grain, and a siloxane water repellent with no sheen that penetrates the pores and repels water without forming a film. It does not change the colour and is renewed every 2 to 4 years, sooner in shade or near the sea.
Do you work on east coast estates and communities out of season?
Yes. The common areas, roads and pools of residential communities in Cala d'Or, Sa Coma or Cala Ratjada are treated from November to April, with the property administrator, and the quote is prepared item by item so that it can go to the owners' meeting.
When should microcement be done in a holiday villa?
Between November and March, with the house empty. A complete bathroom takes five to eight calendar days and the floor needs 7 days before taking furniture and water, so with the house closed the work goes ahead without pressure and everything is cured before the season.
