Outdoor paving in Calvià and Andratx

The south-west coast is full of villas with pools, hillside plots and a sea breeze that leaves salt on every surface. From Bendinat to Camp de Mar, most of the work is building and protecting pool surrounds, terraces and access ramps that stand up to sun, salt and owners who are only here a few months a year.

Calvià and Andratx: what's different here

Salt and the western sun

Between Portals Nous and Port d'Andratx salt air reaches every plot, even those with no sea view. The sealer on any surface lasts less than it does inland and is worth checking every two seasons.

Slopes and ramps

Costa d'en Blanes, Bendinat, Cala Fornells and the port of Andratx have driveways with steep gradients. Stamped concrete with a textured mould and anti-slip aggregate in the resin does what tiles cannot.

Owners at a distance

Many villas in Santa Ponça, Peguera or Camp de Mar are looked after by property managers or maintenance companies. We work with them by email and photos, and schedule the job for the months when the house is empty.

Calvià and Andratx hold a large share of the island's villas with pools and are open to the westerly wind. That shapes what we do here: continuous paving around pools, garage ramps that do not get slippery and a resealing routine that keeps the colour under relentless sun and salt.

Pool surrounds and villa terraces

From Santa Ponça to Camp de Mar, the pool surround of a villa takes chlorine, salt, sun cream and wet feet all summer. Stamped concrete with a stone or slate mould and a resin with anti-slip aggregate reaches the slip resistance class a bathing area calls for, and has no joints for water to get into. For those who prefer a smooth surface, outdoor microcement with an aliphatic sealer and aggregate is the alternative, with a shorter resealing schedule. Either way, the sealer is what does the work, and on this coast it is renewed every 2 to 3 years in full sun.

Ramps and sloping driveways

Plots in Bendinat, Costa d'en Blanes, Portals Nous or Cala Fornells fall towards the sea, and the driveway is often a ramp with a 15 or 20 percent gradient. Tiles on a slope like that are slippery and come loose; stamped concrete with a pronounced texture, joints cut at the right time and an anti-slip resin takes vehicle traffic and the autumn storm water that runs down the street. Stamped ramps that have lost their relief are brought back through driveway restoration and resealing.

Terraces over rooms

In the terraced houses and apartments of Palmanova, Magaluf, Son Ferrer or Peguera, the terrace of the flat above is the ceiling of the one below. Terrace waterproofing with a liquid membrane over the existing tiles is the most frequent job in these residential communities, and it is scheduled with the property administrator outside the rental season.

Estate roads and car parks

The urbanizaciones (private residential estates) of Son Ferrer, Santa Ponça or Camp de Mar have private asphalt roads and car parks that the community maintains at its own expense. Asphalt sealing done on time, with the cracks treated before water gets in, avoids potholes and adds years to the life of the surface. The natural stone of walls and terraces, very common in Andratx, is protected with stone sealing.

Working with owners who are away

A large share of the homes in this area belong to foreign owners who spend a few months here and entrust the rest of the year to a property manager or a maintenance company. We quote from photos and plans, report progress with pictures and hand the finished job over to whoever manages the house. The important thing is to set dates early: between April and October the houses are occupied, and concrete work, which needs consecutive days and a week of curing, fits better between November and March, weather permitting.

Microcement in Calvià and Andratx

In the villas of Santa Ponça, Bendinat or Port d'Andratx, microcement goes outside: pool edges, porches and outdoor stairs with one smooth, continuous surface. There it uses the outdoor microcement system: a stronger mortar, aliphatic polyurethane with a UV filter and anti-slip aggregate where people walk wet. With the salt on this coast, the sealer is checked every season and renewed sooner than indoors. Inside, bathrooms, kitchens and floors are renewed over the existing tiles in one or two weeks between two seasons, coordinated with the property administrator or the company that manages the house.

FAQ

Calvià and Andratx: questions

Something else? Ask us when you request a quote.

How often should stamped concrete by the sea in Calvià or Andratx be resealed?

On pool surrounds and sunny terraces on the seafront, every 2 to 3 years. In shaded areas and covered porches, a little longer. The sign is that water stops beading and the surface darkens when wet or turns whitish as it dries.

Can you do the work while the owner is not on the island?

Yes. We quote from photos, plans and a visit, report progress with pictures and hand the job over to the person or company that manages the property. That is the usual way of working in Santa Ponça, Portals, Peguera or Camp de Mar.

What paving suits a steep garage ramp?

Stamped concrete with a deeply textured mould, the thickness and steel mesh needed for vehicle traffic, expansion joints cut at the right time and a sealing resin with anti-slip aggregate. An existing ramp that is slippery can be treated by adding aggregate to a new resin after cleaning and repair.

Does microcement by the pool hold up on the Calvià coast?

Yes, with the exterior system: a stronger mortar, an aliphatic polyurethane sealer with a UV filter and anti-slip aggregate in the areas walked on wet. With salt and the afternoon sun, the sealer needs renewing sooner than indoors, which is why we check it every season.
